Large hoardings have been erected around the Castle Mona Hotel in Douglas.
Construction works were seen replacing the steel bar fencing around the site yesterday.
The disused former hotel and leisure facilty was sold at auction in May this year for £1.21M.
The buyer's identity or plans for the site have not yet been disclosed.
The Castle Mona Hotel was built as a home for the fourth Duke of Athol, who was a governor of the island, before being converted into a hotel in 1835 after his death.
