The Health Minister insists the King's Reach Nursing Home would require a lot of work to meet requirements.
Kate Beecroft wrote to Tynwald members to explain the building would need significant refurbishment in order to be registerable with regulators.
If King's Reach is purchased by another provider before closure, the new operator would be able to run it on a historic basis.
The Minister also revealed the home isn't at capacity, which she believes is due to other nursing homes nearby.
Mrs Beecroft says private parties are keen to develop nursing care beds on the Island, but that the current trend is to develop larger homes with more bed than at King's Reach.
The Ramsey facility is due to close in October.
