Planning permission is being sought by a developer wanting to build an 80-bed care home in Onchan.
The facility would be built on King Edward Road in an L shape development to maximise sea views for residents.
It would also include 30 spaces for visitors and staff, although the application predicts the development would have a minimal impact on traffic in the area.
The site is currently vacant, although a previous application to build detached houses on the site was approved.
