Failed plans to move the horse tram tracks onto the walkway on Douglas Promenade have cost over £400,000.
That's according to the Department of Infrastructure which has now submitted a new revised planning application for the area.
£1.3 million has been spent on the first and second phase of designs - the bulk of that being plans for the roadway.
Minister Phil Gawne says the new idea - which will see reconstruction of the highway, footpaths and creation of a low-speed streetscape - isn't that much different:
