It's back to the drawing board for the Isle of Man Post Office as it prepares to restart the tender process for services in Ramsey.
Negotiations with Ramsey Courthouse Limited, which was due to be appointed sub-postmaster, failed last week after the two bodies couldn't agree contract terms.
The Post Office says it will now re-advertise and go out to public tender to try and fill the vacancy.
Chairman Graham Cregeen admits it's disappointing but says all is not lost for the old courthouse:
