£20 million plans are in the pipeline for a new boutique hotel and residential development in Castletown.
The new scheme would replace the derelict former Castletown Golf Links Hotel - which closed several years ago.
London-based architects Metropolitan Workshop have landed the project - which is backed by landowner and Island property developer Dandara.
A request to build houses at the site on Langness Peninsula was rejected in 2012.
Still in its early stages - a planning application for the project is expected to be submitted later this year.
