The pier which the Steam Packet Company's fastcrafts dock at has a hole more than 7 metres long beneath it.
Department of Infrastructure divers found the 7.2 metre long hole under Victoria Pier, and report that it extends 3.5 metres down.
The Department says it's likely the damage has been caused by jetwash from the Steam Packet's vessels.
A temporary repair to make the berth safe is being carried out next week.
It's not thought this work will interfere with the sailing schedule.
It's hoped the repair will keep the pier safe until November, when fastcraft sailings stop for winter, so that a permanent repair can be completed.
